10-lot residential subdivision on tight site with difficult ground conditions.
Challenge
Fitting ten townhouses on ten separate titles on a tight site is a challenge in itself. Throw in a large protected Puriri tree, the requirements for impermeable parking areas, difficult ground conditions that included a significant amount of volcanic rock, complex drainage requirements and other earthwork challenges and we had our work cut out.
Approach
Having not been involved in the design of this one, we had to constantly manage design changes along the way to work in with all of the complexities of the project.
Outcome
Successfully completed on time and on budget but with a few extra grey hairs and a good dose of life experience.
